My Doggett Mountain Place Scrapbook

Originally I set this up as a scrapbook just for the fun of it. Now it would be helpful for me to sell this place to cover various obligations that I have.

Yep, that's my paved driveway (only one on the mountain) on the left . If you took a picture from the end of the driveway, you would see Another Very Nice View.

More Pictures Follow Description.

I call this place Lucky Ledge. Back in the 1970’s a large portion of this mountain was modestly developed and called Lucky Mountain. The venture failed, but the beauty of this setting remains and for me it is a wonderful place. I have been lucky enough to enjoy this place since 2006. My financial situation tells me that I must sell this place and/or my other mountain property—47 acres on Heck Creek in Madison County also. I accept whatever the outcome.

The acreage here is conservatively around .7. The structure’s square footage is approximately 1300. The structure here is/was a new 1975 mobile home that was “added onto” both sides very soon after being placed on the property. This place has the best layout for me that I have ever had and I have lived in some very good homes. With the add-on rooms and carport (all under one common roof) the structure became part of the property. In other words, it is considered to be an onsite home and therefore no longer is a titled mobile home.

The structure has two bedrooms and 1.5 baths. It has an additional bedroom/hobby room added onto the south side which does not have heat ductwork. The central heating system is by oil furnace. There is a kitchen which opens up into the living area which has sliding door and deck for winter views and summer sunbathing and/or outdoor cooking. It has a “Carolina Room” which is good for company or can be a good work room. This room has a wood heater. I heat all of the structure in cold weather with this wood heater. There is also a canning/storage room with additional kitchen sink and cooking stove. The attached carports can accommodate 2.5 cars or be used for storage. There are a couple of woodsheds in fair condition. There is a storage shed combined with animal stall and root cellar which is in fair condition. There is a level area suitable for a garden big enough to justify the canning room.

I would prefer to sell this property outright for cash, $88,000. However, I can consider financing if you can come up with a down payment of $10,000. I will try to make this work for both of us in terms of your payment needs (time and amount).

There are several great fruit trees on the property including plum, apple, peach and apricot. There are lots of perennial flowering plants. Something is blooming throughout the warm months. The placement of the building is optimal for winter sun and warmth. It is nicely tucked away from cold northern winds. In the summer it is shaded sufficiently to stay nice and comfortable.

There is much more to show and tell about this property. I will be happy to schedule an appointment with you so that you can see if it has possibilities for you.

My Doggett Mountain place is a place of magic. Once upon a time, an old man named Gordon Plemmons established a little garden of Eden on the side of the mountain. He planted fruit trees of all kinds and grafted additional varieties to them. He farmed this terraced notch on the mountain. He grew a big garden and his wife helped him with all kinds of flowering plants. They had goats and chickens and even a mule. Every time I work outside, which is often, I sense that Gordon is watching with approval.

The first three pictures are the bumper crop of apples as seen in the early fall of 2006.  A warm spring and a then a mid-April freeze destroyed all the apple blooms in 2007.

01/29/07  Looking down driveway with portion of shed, root cellar and animal stall on right. Woodshed is on the left. On a clear winter day you can see Hamburg Mountain near Weaverville from this vantage point. Weaverville is around 23 miles away!**

02/25/07 Artistic mood from kitchen looking out to back yard on foggy rainy morning. Windows are fogged just a bit also.

02/25/07 Rain splashed against the sliding screen door and another artistic moment occurred.

03/29/07 I had hoped to get all this area cleaned up before spring, but was caught by an early spring. Property has several wonderful boulders--one partially visible here. Also notice tons of lilies and old timey March flowers (daffodils) which have already bloomed and faded.

03/29/07 This view is seen from the back yard looking towards Weaverville.

03/29/07 This view is from outside the kitchen window. The boulder you see has an "alcove" of sorts on the other side. The last owner used that area for meditation.

11/03/09 This is the "meditation rock" referenced in previous picture description. This picture diminishes the appearance of actual depth of the central portion. Imagine the outer portions as arms or wings enfolding the central area.

03/29/07 As you look towards Whisper Mountain you see peach, plum and ground cover blooms.

03/29/07 Lots of violets of different colors abound. Leeks are seen towards upper right (look like daffodil shoots).

04/07/07 Snowy deck.**

04/08/07 Only one day after the spring snow. The woodshed is in disarray but hopefully will be straightened up soon. Note the gate at the far center right to my little "gated community."**

04/08/07 This shot is a repeat from outside the kitchen window, but maybe this one gets an "artistic" mention. Does the curve of tree and shadowing and melted snow kinda take you into a dizzy swirl?**

04/08/07 Believe it or not. This is the same scene as the previous one, but seen at a different angle. This view is from the upper terrace.

04/08/07 If you walk behind the Doggett place up to Bearwallow Road, to which the Doggett property has a 90' right of way, you will see this view. There are waves of lingering snow showers in the background out towards Weaverville and Reynolds Mountain.**

Note: This snow and a week of very cold weather killed all the fruit blossoms both on the mountain and throughout Western North Carolina. Sadly, no apples, peaches or plums this year.

08/08/07 The summer has been drier than usual. As a result some of the leaves of the apple trees are dropping already. It is hard to distinguish the difference in sunny spots and yellow leaves on the ground. This picture taken just outside the kitchen window.

10/29/07  This is the view facing South. You see this while sitting on the deck. It's a very nice autumn day.

10/23/07  Oh, but what a difference a few weeks make. This view is approximately the same as the one above. As fall progresses the views of the mountains open up. What might look like a lake here is valley fog.

Early Autumn 08  This is the view you will have as you pull out of the driveway. In the distance (to be seen on a very clear day) is Asheville and Woodfin.

03/13/09 It's a late winter day and the daffodils are blooming early this year on the slope near the outcroppings. Lucky Ledge is ideally situated for soaking up the warmth of the sun and the outcroppings hold this heat and actually bring out the nearby daffodils earlier than in the valleys below. In the summer this area is shaded from the sun. The old Appalachian man who set this place up knew what he was doing.

03/30/09 This is a view from the back of the structure up to the upper terrace. The blooming plant is Vinca Minor locally called Periwinkle.

04/22/09 Apple tree to the west is blooming. Boulder is just outside the back door of the cannery.

05/14/09 Solitary azalea is blooming in front yard. It needs a buddy. There is a wild one in the woods that might find a new home soon.

05/25/09 The tulip popular near the deck offers a close-up of its bloom. It's blooming later than usual this year. Note the moisture bathing the trees and flowers. Higher elevation makes a very special world. The valley is sunny with intermittent showers today.

06/09/09 The upper terrace area is good for garden or green lawn.

06/24/09 Volunteer daisies brighten up bank behind the Carolina Room.

06/24/09 If you whack the offensive weeds and let others flourish, this is what you get: daisies, Virginia creeper, wild roses, wisteria and periwinkle. This is on the bank behind Carolina Room.

06/24/09 Tiger lilies top the boulder outside the cannery. Dead peach tree wood dries in the warm sun at the base. It will provide a day or two of heat in the winter.

07/19/09 Turk's Caps are on each end of the property.

08/02/09 Living room as seen from kitchen.

08/02/09 Bedroom.

08/02/09 Hallway from bedroom to living room. My lighting is poor here. My photography skill causes this area to appear dark which is isn't.

08/02/09 Kitchen as seen from living room. It's pastel green with light tan floor.

08/02/09 Living room is open into the kitchen.

08/02/09 Deck as seen from living room. I have stained the deck since this picture.

10/13/09 As seen from end of driveway.

10/26/09 Upper back yard looking towards the East.

10/26/09 From the upper North property line looking South.

10/26/09 Cannery, boulder, apple tree and view to the South from upper back yard area.

10/26/09 Same view as above only a few degrees more to the West.

10/26/09 View from the deck facing South.

**Even though you see several snow pictures, I like snow and show disproportionate number of snow pictures. This place is easily livable throughout the year. The nearby NC Highway 63 is a trunk road for outlying areas and is wonderfully maintained throughout the winter season. Temperatures here are almost always nicer than Asheville.

Also note: I continue to improve all aspects of this place. Just added new steps on front, added protection rails to deck and have cleaned up even more of the wooded areas. 04/12/10

I am in a position to do partial financing on this property. I will require $10,000 down. Beyond that requirement I will work hard to figure out how to make the rest of this purchase work for you in terms of the payment amount and the number of payments to be made.
